Tenant Improvement sometimes called tenant finish is typically interior (although it can include exterior) remodeling of a commercial space which is owned by one person or group (the landlord) and occupied (rented or leased) by a different person or group (the tenant). There are a multitude of tenant / owner relationships and business arrangements.
Prior to contract agreement between owners and tenants, all facets of the business arrangement are negotiable. It is possible for the owner to pay for some or all of the tenant improvement as part of an incentive package to entice the new tenant or to assist the tenant in a business relationship. It is common for the owner of a space to provide a "build out" allowance for the space to assist in putting the space in good condition. Conditions which improve the overall value of the property can usually be negotiated.
In the Tenant Improvement/Tenant Finish business, owners have a resource which is available ( a leasable space). The condition, location and business climate of the asset typically indicates the value of the space. Common terms used for a move in ready condition is "White Box". A "White Box" is a leasable space with four walls, a finished floor, finished ceiling, lighting, entrance and exit doors per code requirements and depending on the space one or more bathrooms or access to bathrooms which meet code requirements. This is typically a "no frills" space which can be easily converted to a space suitable for many different potential customers (tenants). Having versatility in the leasing business provides the owner a better change of finding a tenant who might be interested in the space.
